For Landlords
Your complete operating system.
A centralized dashboard to manage your entire portfolio, automate finances, and communicate with tenants effortlessly.
Collections With an Assistant and WhatsApp
The assistant flags past due rent, debt concentrated in one tenant and the rents still on manual follow-up. AI drafts the reminder or the payment plan when you ask, and you send it from the dashboard to the tenant's WhatsApp.
AI Maintenance Workflow
From one ticket, AI drafts the summary, category, priority, the vendor's checklist and the reply to the tenant — that reply written in the tenant's language. You assign the vendor and approve what goes out.
Autopay & Staged Reminders
Autopay charges rent to the tenant's saved card, staged reminders follow up once your grace period has elapsed, and late fees post as real collectible charges — not notes.
Public Listings for Your Vacant Units
Every vacant unit gets its own public page on FloRent, with photos and an inquiry form that lands in your dashboard. When you sign the lease, the listing closes itself.
The Morning Email That Knows When to Stay Quiet
A daily summary of what needs you: past due amounts and how many tenants, urgent tickets still without a vendor after 48h, overdue tasks, leases expiring within 60 days, vacant units and payments awaiting review. If none of that is happening, no email is sent.
Nineteen Sections, Each With Its Own Key
Give a bookkeeper the ledger and reports without the tenant records. Give a maintenance coordinator tickets and vendors without payments. Nineteen sections, each granted or withheld per person, plus an audit log of who changed what.
AI Guardrails, Not Autopilot
The assistant is blocked from confirming payments, waiving fees, or giving legal advice; it escalates those cases to a person instead.
Document Summaries, PII Redacted
Reads the real text of a readable, reasonably sized PDF, with personal data redacted before it reaches the AI provider; otherwise it honestly summarizes the document record.
AI that saves time on replies and follow-ups.
When you ask, AI drafts replies and reminders, summarizes conversations, tickets and documents, and proposes payment plans. Turn on autopilot and it answers on its own, within your business hours and with limits.
For Tenants
A portal they will actually use.
Give your tenants a modern mobile experience to pay rent, report issues, and chat with you directly.
Mobile-First Payments
Pay rent in seconds by card, or report a transfer you already sent — picking the destination bank you configured, attaching the receipt and naming the month it settles.
Visual Payment Calendar
Tenants can see exactly which months are paid, overdue, or upcoming in a clear, interactive calendar.
Easy Maintenance Requests
Snap a photo, submit a ticket, and track repair status in real-time.
Direct Chat
Reach the landlord instantly without searching for phone numbers.
Installable Portal
Tenants can add the portal to their home screen and use it like an app today. Native apps for the App Store and Google Play are on the way.
A tenant portal that lowers your admin load.
Tenants can pay, report payments, open maintenance requests, read notifications and message you from their own portal - so fewer things land in your personal inbox.

Notices to exactly who needs them
Send or schedule a notice to everyone, one property, one unit or one tenant, through the portal, push and WhatsApp.
Why landlords switch
You already have software. These are the four things it costs you.
Most rental tools handle the basics. People switch over what they are charged per door, what their tenants never open, and the language their vendor actually reads.
Your bill stops growing with your portfolio
Per-door pricing raises the invoice every time you add a unit, so growing costs you twice. Every plan here is unlimited: the same price at four units or four hundred.
Tenants answer, because it arrives on WhatsApp
You write from your dashboard and it lands in the app they already check all day. No portal password to remember, no email sitting unread until the rent is late.
Spanish where the work actually happens
One maintenance ticket produces the vendor's checklist in your language and the reply to the tenant in theirs. Not a translated menu — the right language in each message that goes out.
It tells you what needs you, then stays quiet
A daily email with past due amounts, urgent tickets still without a vendor, leases expiring and vacant units. If none of that is happening, it does not write to you at all.
One product, everything included
One price. Every feature. No unit limits.
The only thing that changes is how far ahead you pay. Start with 30 days free, no card required.
All prices are in US dollars. The 6-month cycle is billed US$144 twice a year and the yearly one US$204 once a year; the monthly figure is for comparison. The 30-day trial needs no card — and when it ends your data is kept, not deleted.

Common questions
Clear answers before you subscribe.
Can I try FloRent before paying?
Yes — 30 days of the complete product, no card required. Nothing is limited during the trial. When it ends, access pauses but your data is kept: properties, tenants, leases and payment history are all still there when you subscribe. We email you 7, 3 and 1 days before it expires so the date never surprises you.
Do tenants need to pay for the portal?
No. Landlords subscribe to FloRent. Tenants use the tenant portal to pay, report payments, open maintenance requests and message you.
What is the difference between the three prices?
Only how far ahead you pay. All three include every feature, unlimited units, unlimited properties and unlimited team members — there is nothing to upgrade to. Paying yearly costs half of paying monthly. You can switch cycle whenever you want: moving to a longer cycle applies right away, moving to a shorter one takes effect when the period you already paid ends.
Is FloRent only for large property managers?
No. It works the same with four units or four hundred — the price does not change with your portfolio, so growing costs you nothing extra.
Who pays the Stripe fee when a tenant pays by card?
The landlord. Rent is recorded in full and the Stripe fee is logged automatically as one of your expenses, which is how it reaches QuickBooks too. The tenant pays exactly their rent, with no surcharge.
What does a tenant need to receive your messages on WhatsApp?
Just WhatsApp. Messages go out from FloRent's number, not yours, so you do not need WhatsApp Business or any setup. Whatever the tenant replies lands in your inbox, and they can text STOP to opt out.
Does FloRent screen tenants before I rent?
Not yet. FloRent does not run background or credit checks, and does not report to credit bureaus. You can publish your vacant units and receive inquiries from the listing page, but the selection is yours, with whatever tool you already use.
Run your rentals from one source of truth.
Collect rent, resolve maintenance, organize documents, keep tenants informed and understand your numbers without rebuilding the same workflow across spreadsheets, email and chat.
